SM RESIDENCE
Location: Simeonovo / Sofia, Bulgaria
Investor: Private
Area: 11 777 m2
Status: Under Construction – Advanced Stage
Directory: Residiential Complex
SM Residence is a residential complex of five buildings located in Simeonovo district, with a direct visual connection to Sofia and Vitosha. The project engages the pronounced slope of the site, using the topography to shape the building volumes, access points, and outdoor spaces.
The concept is based on the transformation of the primary mass through division, subtraction, and displacement. These operations establish orientation toward key views, controlled distances between the buildings, and a clear hierarchy between public, semi-public, and private zones.
Vehicular access is positioned along the site perimeter with direct connection to the underground garages, allowing the interior of the complex to remain entirely pedestrian and landscaped.
The project is currently in an advanced stage of construction and demonstrates CAST Studio’s capacity to structure a multi-building residential complex within a challenging terrain and urban context.

The property is within walking distance of retail outlets, services, and daily amenities. Major parks, cultural and sports facilities, as well as the central area of Sofia, are accessible within 15–30 minutes by car.
The area is served by public transport with connections to the metro and key bus lines. The proximity to schools, kindergartens, and playgrounds supports everyday family use and reduces dependence on car travel.

The five buildings are positioned in response to the site’s pronounced slope and the visual axis between Sofia and Vitosha. The project develops the primary mass through division, subtraction, vertical translation, and horizontal displacement along the main site axes.
These operations achieve:
orientation toward key views
stepped adaptation to the terrain
controlled distances between volumes
layered privacy between public, semi-public, and private zones
private gardens for the ground-floor units
large terraces and corner living spaces with increased daylight access
The composition balances compact building footprints with open landscaped areas, allowing the terrain to remain visually and physically present within the complex.A network of pedestrian paths structures movement internally, while landscaped buffer zones define clear thresholds between individual units and shared spaces.
-
Vehicular circulation is limited to the site perimeter with direct access to underground garages. This strategy releases the central areas from car traffic and establishes a pedestrian-dominant environment.
Instead of a rigid orthogonal grid, the open spaces follow a park-based logic where greenery organizes circulation, defines micro-zones, and softens transitions between buildings.
The complex includes:
a passive recreation area for quiet use
a semi-social meeting zone
an active social zone with barbecue area, playground, and fitness facilities
secured and controlled access points
an underground parking system with automated license plate recognition
a dedicated guest parking area
-
The roofs are prepared for photovoltaic panels supplying electricity to residential units and external lighting.
Waste management is organized at basement level with direct and serviceable access.
Each unit is designed with infrastructure for gas heating and heat pump systems, allowing flexibility in operation and energy strategy.
SM Residence presents an integrated approach where topography, spatial hierarchy, access control, landscape design, and engineering systems are coordinated from concept through construction.
